NEW HOME AGENTS (sales agents at the developer's models): They owe undivided loyalty to their employer and not to you. Their commissions are based upon the price of the home, PLUS the lot premium, PLUS any and all upgrades you choose.
As your buyer's agent, I am most often compensated on the base price only. I will guide you through the complex process with YOUR best interests in mind and always look for ways to SAVE you money.
You cannot, by law, "save a commission" by not using your own buyer's agent. You only enrich the developer and leave yourself vulnerable and underrepresented. This could cost you money, time, and a ton of unnecessary aggravation.
You have the right to the undivided loyalty of your own agent.
